Blog: Where Did All of the Listings Go?

With only 27 houses for sale in Chatsworth today, what is a buyer to do? What is the winning strategy that will get you into your house before summertime?

If you are looking for a house in Chatsworth, you know you have to have your proverbial ducks in a row. Why? Because as of today, there are only 27 active listings from which to choose. And if you're looking for a condo or townhouse, you only have three listings to peruse. Since the beginning of April, seven new single family homes have come on the market. Of those seven, three have already accepted offers including my personal listing at 10320 Jovita Avenue.  This property sold last night having received five offers in a week's time. 

In the first nine days of April, ten single family homes have sold in Chatsworth including a Trammell Estates house listed at $1,195,000 which was only on the market for ten days.

To give the reader some perspective on this dearth of inventory, in a typical market that is not weighted in favor of either buyers or sellers, we will have between 130 to 140 single family houses on the market in Chatsworth. With only 27 active listings, you can see why it has rapidly become a seller's market.

So what does a buyer do if they want to buy a home while interest rates are still low? First, make sure that you are pre-approved for a mortgage. I recently helped my client beat out an all cash buyer by having them pre-approved with a reputable lender. Next, make a commitment to the agent you want to work with and ask him or her to make the same commitment to you. In other words, are they networking with REALTORS to find out about new properties before they come on the market? Are they sending out letters in communities where you would like to live to find a house that isn't on the market yet? I routinely do this for all of my committed buyers.
