Chatsworth-Based JDC Construction + Development Group Restoring Eight Significant Apartment Communities in Northern and Southern California

Over the past two decades, JDC Construction + Development Group has secured a reputation for its expertise in the renovation and restoration of multifamily complexes up and down the West Coast. This has led to the Chatsworth-based company’s recent involvement in the revitalization of eight separate apartment projects from San Jose to Ontario, incorporating a total of over 1,300 units. The total redevelopment budget for the projects on which JDC is currently engaged exceeds $11 million.

Commenting on his firm’s activity, John R. Donaldson, president, said that the multifamily properties on which JDC works tend to have been constructed in the 1960s and ‘70s. “These projects reflect the architectural styles which were popular at the time, such as California hacienda and rustic ranch, but are no longer attractive to potential tenants. Our responsibility is to work with ownership, architects and designers to update and revitalize the environment, including upgrading or even adding amenities. It’s always rewarding to be able to play a key role in the transformation of an outdated apartment community.” JDC’s reputation in transforming apparently obsolete apartment properties was greatly enhanced between 2005 and 2008, when it oversaw the major renovation of Summer House, a 615-unit multifamily development in Alameda, CA. The $35 million, 30-month project turned a virtually abandoned civic eyesore situated on 20 acres into a highly desirable upscale bayside address.

While each multifamily development has its unique set of challenges, JDC generally focuses on revitalizing the project’s exterior and common areas. “We contemporize the exteriors with paint and new materials, adding awnings and inviting entryways. More often than not, we need to replace the roof. Landscaping is always a focus, as are elements such as clubhouses, pools, patios and BBQ areas. In some cases, we develop play areas which will be attractive for children and dog runs,” Donaldson said. “Laundry facilities are a key feature, which can be either a positive or a negative in terms of tenant acquisition and retention. We, therefore, spend considerable time and effort upgrading these facilities.” Donaldson noted further that fitness and business centers are an important ingredient for making an apartment community competitive, as is the availability of Wi-Fi. “We are currently in the process of creating a Zen Garden at one of our projects.”

The eight projects on which JDC is working or has recently completed are located in San Jose, La Habra, Wilmington, Ontario, Long Beach, North Hills and two in Garden Grove.
